Taylor Bean & Whitaker Mortgage Review
As a mortgage broker for over 15 years, Terri and I came across these guys but never brokered any loans to them. However, we heard a lot about them from other brokers who pushed the stated income programs of TB&W. This was one of their most aggressively marketed programs. I didn’t like stated income or subprime loan programs and stayed as far away from them as possible.
Any retail mortgage seller that services their own loans with this many consumer complaints ranging from mis-allocated escrow payments to erroneous late fees should be avoided. Taylor Bean & Whitaker has those type of complaints from past customers.

I personally have had a great experience with Taylor, Bean and Whitaker. Four months ago I had an instance where I was unable to make my mortgage payment ontime due to a personal emergency. I called customer service the woman I spoke with was so kind. They agreed due to my circumstances they would waive the late fees and this would not affect my credit. I did check two months later and indeed they kept their word. I do not think all mortgage companies would do this.
My mortgage is with taylor bean and I’m getting a complete lock down on a forberance, restructure, or anything. I bounced my check to them my fault and they want my past due immediatly. I do not reccommend TBW for anyone. Wife lost her job put us behind. Well be fine but this ruined our christmas. They’re lucky i’m Responsible or they would have jingle mail from me for sure!
I am a mortgage broker and I have used Taylor Bean on a number of occaisons. Their main strenths are in pricing and they do have a great deal of experience with government (FHA and VA) loans.
If I had to rate their service to brokers, I would say it was “poor to average.” Their service model is not user friendly and if you call, you are almost always placed on hold for five minutes are longer. They do have account executives and client advocates that are supposed to work on behalf of the brokers but I have found them to me virtually useless. They simply don’t have the power or ability (I’m not sure which) to get things done if you are running into problems. They will simply tell you what you already know. For example, I needed to get a file cleared and all we needed to do was change the lock on the loan. This is an automated process and should happen within a couple of hours. Well it took 3 days and the AE explained to me that she had no access to the lock information. I am trying to close a deal now that has all conditions cleared except for tax verification which was ordered by the underwriter. I was told that this process takes up to 72 hours. It has been 10 days and counting. Needles to say I have some pretty agry clients and realtors.
It just seems that these type of little headaches come up all the time. I am convinced that service is really not a priority to them as it is with some lenders.
I have closed a number of loans with them but just don’t be surprised if you run into some flub ups on basic underwriting and processing.
