NVR Mortgage – Ryan Homes Review

NVR Mortgage, a subsidiary mortgage division of NVR Inc., who also owns home builder, Ryan Homes, has a bad enough record of customer complaints to mark off my list of usable companies. We located two websites, 15 telephone numbers, and a slew of client complaints.

NVR Mortgage – Ryan Homes Review
I my opinion any company getting accused based on consumer complaints of kickbacks, illegal referral fees, fake incentives is a company to never deal with. Ryan Homes who’s parent company NVR Inc and owns NVR Mortgage, is being accused of these acts all over the web. Where there is smoke, there is fire.
Brian Sullivan, a spokesman for HUD when asked about home builders with wholly-owned subsidiary mortgage companies, said this recently in USA Today,
“We are seeing increased consumer complaints about builders including kickbacks and illegal referral fees, phantom incentives and other violations of our real estate laws”
The USA Today article uses an example of a complaint filed by a Ryan Homes – NVR Mortgage customer.
I personally received a phone call from a former client of Ryan Homes and NVR Mortgage alleging discriminatory lending practices as well.

MILITARY MEMBERS BEWARE!!!! We were hoodwinked into using NVR mortgage services so we could receive the full benefit of free upgrades being offered; it was the worst experience we’ve ever had with real estate! When the VA changed their financing cap from $417K to $600K something, NVR simply changed their credit score requirements so they didn’t have to refund us our down payment. We were told we just missed it by a few points! The LO was totally non responsive, so much so that when the rates dropped we were not able to lock our rate because she just didn’t respond! We e-mailed her supervisor and got no response, then e-mailed her supervisor’s supervisor and still received no response. Finally my husband called the district manager after we were told that the LO and all her supervisors were in a meeting and could not be disturbed. Funny, they answered the phone when he called. The loan processor repeatedly asked us for documents we had already sent. The LO failed to request my husband’s disability certificate so we could be exempt from the Loan Origination fee. Up until the day before settlement we were e-mailing the LO and processor to find out how much we needed to bring to settlement and what other documents they would need. Then when we went to settlement, the representative was upset because we actually wanted to read what we were signing! She left us in a room and went to another settlement! We received nothing but attitude when we asked for clarification on documents. I will never use NVR Mortgage, Settlement Services or any other service they say is separate, but they are all one big company with Ryan homes, ever again!
BUYER BEWARE!!!
I purchased a Ryan Home this year, and I deeply regret that I did. I have been experiencing serious drainage problems ever since. I recently discovered that Ryan Homes was subcontracted by a local developer to build the actual house. But the developer did all of the land development and what a mess he made. Practically every home in the development has a drainage or irrigation leakage problem. I have been going back and forth with Ryan Homes whom I thought was responsible for this debacle. Only to discover by way of county documents that our present Property Manager was also the Developer. Our community is barely two years old but it looks alot older due to the cracked sidewalks, red clay all over the sidewalks, driveways, and homes. This developer is so cheap that he refused to put up fencing to separate us from neighboring properties. Just recently, the developer had the gall to make an offer (bid) to pressure wash all of the driveways and sidewalks. Imagine that, making a bid on what he the developer was responsible for doing. Several letters have been made to Ryan Homes, and as usual they don’t give a ****. They just took the money and ran. We were never informed by Ryan Homes that there would be an outside Developer. We were lead to believe that Ryan Homes would manage and control every aspect of building. Even until this day Ryan Homes has not and will not come clean about the Developer and their relationship with him. Is there anything we, as homeowners can do about this deceit? Thank you for your suggestions.
Has anyone had any experience with NVR Mortgage and their short sale approvals and processing? My husband and I put an offer on a pre-forclosure/short sale/ third party approval home in one of Ryan’s communities. From my internet research the previous owner seems to have had their mortgage thru NVR. It’s been over 4 months since we submitted the offer and we haven’t been approved by the third party!! (guessing it’s NVR) Any tips or advice would be helpful. We’re frustrated because we are kind of obligated to wait for an answer before we can either move in or look for a different house.
