Green Tree Servicing Review

Green Tree Servicing LLC, originated loans through their other companies like Conseco Finance, in addition to being a subservicer of loans for other lenders. At one time, manufactured housing and subprime lending were strong, but contained a larger percentage of defaulting loans. This made many companies like Green Tree comfortable with enormous rates and fees to obtain their loans as well as poor customer service to their borrowers whose loans they service.

I would be particularly skeptical of doing business with a company who targeted the subprime and manufactured housing markets.

If you are seeking a modification, you can discuss loan modifications with them (here’s the only link to information on their website - http://www.gtservicing.com/fc_options.html ). But of course, modifications on loans not in arrears or default can be tough to get. In these cases, a refinance versus a loan modification to avoid resetting higher monthly payments is more in order.

Green Tree Servicing complaint information at the BBB was hard to find. The Arizona BBB had nothing and the Minnesota BBB only had info on the Parent company…I eventually found the Nebraska BBB to report this:

      I sold a home to an investment buyer after paying 7 1/2 years toward a mortgage with Green Tree. In those years, on 4 occasions representatives from Green tree called my home and cursed at me, insulted me and even threatened me in attempt to recieve payments which were only 7-10 days behind. I lost the home in a divorce yet green tree refused to finance the home solely in my exwife’s name. She had a lower income and instable jobs which made me helpless to do anything to protect my credit. The home was sold almost 3 years ago to the investor who offered a green tree a lower amount for the home than payoff. Total loan was $36,000.00 originally. Green tree sold out 3 times from BOA lending, to Green Point to Green Tree. Each time they reset my loan to the full term. We paid a total of $32,091.00 against the loan. The investor paid $20,000.00 for a total of $52,091.00 on the original loan. a $16,000.00 profit for Green tree. Since the pay off, Green tree has reported negatively against me as if I had a foreclosure which was being processed. Each time i dispute the report, they wait 2-3 months and resubmit it. They even filed a 1099 c through the IRS against me which I had dismissed by the tax courts. It seems this company will stop at nothing to hunt you down and soil your name. If paid to full term, I wouold have paid $128,365.20 for a $36,000.00 mobile home. This seems to be predatory lending to me.

      We am facing the prospect of defaulting on our mortgage with Green Treen as my husband has taken a job in Arkansas but Green Tree will not honor the “assumable mortgage clause” in our loan agreement so we can’t sell our manufactured home in California.
      Isn’t this against the law on their part? I know one business can’t restrict the free trade of another business. Does something similar apply to people who take a job in another state?

        Tricia,

        Green Tree may have an ‘assumable” clause in the mortgage, but the new borrower would still have to meet the same underwriting requirements Green Tree would have today for a new borrower.

        So if your buyer could not apply with Green Tree direct and get approved…they won’t have a chance at getting approved for the assumption either.

        Green Tree isn’t going to let you out of the contract via an assumption unless they replace you with an equal or better borrower….think of it that way…

      Rob - thank you for your reply. However, Green Tree told us they are not making any new loans. Apparently they are just servicing the ones left over after Conseco’s bankruptcy. But where does that leave current owners? Someone assuming our mortgage was the only way we could sell it for what we owed.

        If they are not at least “going through the motions” to look at your assumption buyer before denying him…they are in fact violating their own assumption clause.

        Get a lawyer and sue them…at least you’ll put a stay on the foreclosure filing while they figure out what to do…

      When my husband asked them if they would rather see us default than honor the assumption clause, they told him that defaults are built into their business plan. We were shocked! What kind of lawyer should we look for?

      I could not even begin to tell you the problems, harassment, Predatory issuance’s (like 14 calls in one week basically saying things as stated above to the other people), loss of job from them calling employers/ HR Dept., that I have endured from Greentree in South Carolina. Reading the above difficulties makes me want to vomit. Bottom line they went out of business in 2001′ish. There was a reason…and they are still a nightmare.

      My husband and I have lived in this double wide manufactured house for 7 years now and it’s slowly falling apart. When we first moved in, we were dealing with conseco, then Greentree. As the years have gone by, Greentree has gotten worse. They are now saying that we’ve only made 1 payment since June and that’s not true. We have it documented in my husband’s check register as well as the bank statement indicating that we’ve made a payment every month from June up to Oct. In Sept. is when they finally told us even after they put us on a payment program that they have put a lock on the account and went ahead with the foreclosure and went ahead and got an attorney and put a fore sale’s date for Dec. 29th on our house. Also as the years, months and days have gone by, they would constantly call non stop even after we’ve made a payment, they would call the next day to make another payment arrangement and they would constantly call my husband at work and constantly lecture him and ring up our cell phone bill. They would also insult me and ask what I am doing, what I do and ask me why I’m on disability, as if that’s any of thier business. I strongly feel that they are insulting and harrassing people who are also disabled…..ME! We’ve also read on several sites about how there are many others who are also going thru this and are amazed with how Greentree has a background similar to what we are going thru. We were also told by a program that we were trying to go with, but Greentree wouldn’t work with them, that after they have done research that Greentree has $1500.00 of our money on suspension and using it for whatever instead of putting that money towards our mortgage payments. What the heck are they doing with it…Christmas shopping? Must be nice! Then they wanted $750.00 for the month of Nov. then they said they wanted $967.00 for the month of Dec. now why is almost double? This is totally insane! So we did several stop payments which one of them they still managed to get by with by doing two transactions and causing my husband to be overdrafted in his account by $200.00, then they sent us a refund check back which was on hold for a short while in the amount of $750.00. Why it was sent back, we don’t know, but wer’e happy we got it back. Greentree really sucks for being a realtor.. They need to go back to college or something

      I purchased a double wide in 2000- I was only 20 and if I had it to do over I would not. Anyway, I was first with Conseco. Then GreenTree. I have asked a few times to have my home refinanced and they refuse. Also, I purchased the home for approximately $34,000. My payoff right now is $33,000. How is this possible? 8 years of payments only took off $1000? I even paid additional principal the first 2-3 years of the loan! I think these people are crooks! Someone should really be looking into the legal matters here! I have no idea how my loan would be paid off in 30 years at this rate –although I hope to get rid of this house before then!

      We own a mobile home bought in 1994. We financed through Mich. Nat’l bank at the time. Since then the mortgage has sold several banks such as Wachovia, LaSalle, Standard Federal and now Green tree. After reading all of the negative reviews on Green tree, I do not like them. We did not finance with them originally. Do they have to abide by the original terms of our contract, and if they do not what can we do?

      i have had 2 houses financed thru greentree i have fallen behind with the high 14% interest rate i have tried to modify they say they they do not modify loans. i am going to let them foreclose i can not afford a 14% interest. i will not recomend this company to no one. thet harreess and constantly calls.

      I have been paying on my home for 7 years now, and I only have a 20 years loan. In 7 years and always paying extra on the payment, I have only paid 2100.00?? I have been emailing Greentree asking for my payment history, which they sent something that is not correct with what I paid and shows some strange amounts, even one for 3484.00 which I never paid them that, but it looks like they added that amount back on to my loan? In 7 years, I have been late 2 times and that was due to a strike with my company, but never 30 days late. Since I started digging around and asking them for this information, I have not in the last 3 months received a statement from them. Who do I go to to get this fixed? They do email me back but they keep sending me the same stuff when I ask for my payment history, it does not show what I actually paid, just what they posted to it, which I can tell you is not right at all.

      I had a second mortgage with wachovia that sold it to greentree. I also have a bill payment service that sends out my checks. I have been under Greentree 2 months and omg the number of calls i have gotten is unreal. Just as I have done for the last 2 years, the service sends them a check on the 1st. Its not late until the 14th. For two years I never heard a word from Wachovia, for the last two months I get calls everyday starting on the 2nd until they figure out they got my check. What a bad company!! Oh my credit rating?? It’s 840.

      greentree is a horrifying company!!! i would like to advise all of you that my husband and i have an attorney.greentree in birmingham,alabama is trying to get our home from us,and there’s money missing on our payment history.our attorney is filing a counter claim against them.she also said this will more than likely turn into a civil suit against them.

        I have my second mortgage with Green Tree. Bank of America recently sold it to them in October. What a nightmare! The customer service rep has hung up on me, refused to transfer my call, and had the nerve to say that she could not believe people that were past due wanted to be treated with respect. There are so many complaints against this company, I want everyone to know how bad they treat people. I have worked with lots of lenders and I have never come across business tactics like the ones they practice. Any suggestions how to get them bad publicity in the news?

      I worked for Greentree in Altanta from 1999-2005, in that time frame there have been compliants by consumer -no more then any other company. On top of which in my office the compliants that i’m reading about above did not occur. We were an orginzation that prided ourselves on helping our customers as best we could. I do not take offense however you are not getting the full picture.

      B of A transferred my loan to Greentree last month and I have already had a payment which was sent directly to Greentree fail to post. Two weeks after the payment cleared my bank I called Greentree and was told that the payment didn’t post because they didn’t know if I wanted it posted as a regular payment or as a principal only payment. (So … where was the phone call or letter telling me of their dilemma?)

      I told them I wanted it posted as a regular payment and I wanted the payment backdated to the day it cleared my bank. They said they would do that.

      Two days later the payment still was not posted. The first person I spoke with when I called to inquire told me I had to FAX them proof of payment. She called me rude when I asked her to look up the account to see that I had already gotten acknowledgment that the payment had been received, and then she hung up on me!

      The second person I spoke with acknowledged receipt of payment but tried to tell me that B of A wrote a requirement into the purchase agreement with Greentree that they not post any payments prior to 2 days before the due date. After determining that I was not buying that preposterous statement he changed his tune and said that this was a requirement written into the new mortgage laws that have resulted from the federal bailout. Huh??? The way the government has decided to stop the foreclosure process is that they are writing laws to make it more difficult to make mortgage payments? Give me a break.

      When I pointed out to the gentleman that my loan has a no prepayment penalty clause and delaying posting of my payment was exactly a prepayment penalty he put me on hold and talked to his supervisor. Lo and behold, he had been wrong … posting only had to be delayed until 2 weeks before the due date (which just happened to be today) rather than 2 days before due date.

      Get me away from this company ASAP. If this is the way they treat someone who tries to make an early payment heaven help those of you that merely make your payments on time!

      Greentree is the worst mortage company there is, they claim to won’t to work with the cosumer, but when the consumer needs it, there are never any programs that are available. They would rather see you lose the home.

      When I had my home upgraded with siding and windows, the contractor set up the loan through Green Tree because they provided the lowest interest rate (supposedly). It was my mistake to not do some research on them, so I take ownership of that. Had I done so, I’d have NEVER went with them.

      We have a grace period to pay the loan but if your payment isn’t there on the initial pay date, they start calling. Repeatedly and at all hours (till 9 at night). They leave cryptic messages on my answering machine (”We have been trying to get in touch with you with some very important information.”). When I talk with a “human” (I used the term very loosely here), they are rude and abusive.

      This month, my payment got lost in the mail and they have been calling constantly. They try to pressure you into paying “right now” over the phone (I recommend never doing that). I finally put a stop payment on my check and paid GT on line for an extra charge. But they still call. I was told their computers don’t “talk to each other”so they don’t know if you’ve paid.

      As a note, this is the ONLY time during the loan that we were not within the grace period. Apparently, they can’t see that either.

      Right now, we’re refinancing with our primary mortgage company and consolidating that loan (when I told them about Green Tree, the agent said he had heard MANY stories about them from others).

      We will be glad to be rid of them.

      I’ve been dealing with Greentree for years, never had any problems until about six months ago. I’ve always had insurance on my mobile home, but Greentree for some reason decided I did’nt have insurance for a short amount of time. I’ve talked with my insuance agent several times about this matter , he says I WAS covered during the time Greentree says I was not. He has spoke with them on the phone several times and faxed them proof of my insurance coverage. They harass me EVERY DAY! I’m sick of it, what do I need to do?

        Sorry to hear how their doing you to. Keep proof of all calls they make to you,and save any messages they leave for you and any mail they send about the insurance matter. If your attorney has sent all the proof to show Greentree is wrong, and they are still calling, it’s only bringing them closer to being sued for harassment.

      I too have a mortgage with GreenTree , I have been several rounds with these idiots . I had one guy call and leave me a message ,he stated , ” I am leaving this message because you will not answer your phone, I demand you get on this phone and return my call , ignoring my calls will not be tolerated , I demand you call me back right now ” ….OH I Called him back , and told him instaed of me sending a payment I would use that money and come to his office , and teach him how to use some manners , and that he had better never call me and demand I do anything if he did , he would remember me for a long time .. Then I asked to speak to some one higher up , after he lies to me telling me he was in charge , and me telling him there was no way his DA was in charge of a company a female got on the phone , she would not tell me her name , but she backed up this idiot and his behavior , so I had words with her too . they made the threats of sending someone over to lock me out of my house , I dared them to that , because the animal rights groups would love to hear about them locking me out with animals in the house , once they saw that threat was not going to work they demanded me to send a payment via western union by the end of the day or just get out of their house . I told them a few more things , now they say I owe an additional 600 and something dollars for legal fees , and all of this is from being one day late with a payment , this is just one of many problems of harassing calls … I also thought I was close to paying off the place , my bill reflects roughly 6 grand , and adding my payments to the pay off date , that amount is correct , but when I asked them what my payoff was ( after months of getting the run a round ) they now say I owe 13 grand to pay off …my payments are 371 per month and I only have 16 months to the payoff date …..over the years GREENTREE has caused me more stress and headaches than three kids , and crackhead relatives always wanting to hold a dollar . After my dealings with greentree , I have sworn to never take out another mortgage ever again , and that has caused my major problems in my marriage , GreenTree has just been a total nightmare and an over loaded burden of harassment and stress .

      I obtained a mortgage with Origin Financial in May 2002 for $40,000. Origin sold the servicing platform to Green Tree Financial in May 2008 (Green Tree Financial assumed acceptance of my bank debit July 1, 2008). Before the sale, Origin showed that I had paid $8,000 to principal ($32,000 remaining on 20 year note). Since the sale, Green Tree Financial is showing no principal paid in the 6 months since.

      Is it normal for the purchaser of a servicing platform (I’m assuming that means my mortgage) to show no principal paid since acquiring the mortgage even though the original loan originator did show principal being paid each month? When may I look forward to my monthly payment showing principal being paid down again? When Greent Tree bought the servicing platform, did they buy the note outright, or just the right to collect interest?

      I have NEVER been late with my payment, it is automatically deducted from my checking account the 1st business day of the month.

      I would have liked to start paying more money on my principal in 2009, but without knowing what my current payment is going for, I don’t feel comfortable making that kind of outlay.

      On the plus side, I didn’t have any problem with Green Tree accepting my insurance (Formost), which was much better than my experience with insurance and Origin.

      i’ve been reading all tha comments,and i promise i been through almost everything with greentree that you have and even more.i agree something got to be done about this.we are being ripedoff and misused.let’s all help each other with any information that we have to putting a stop to this madness.i have almost gave up,because i been fighting these people since day 1..(oct98)to present …..it’s gotta be a way to put a STOP to this quickly.to everybody STAY STRONG,AND BE BLESSED

      A friend of mine received a notice a month ago that his mortgage was transferred to Green Tree. When he received the letter I thought is was really strange as they finance mobile homes and he has a house. He checked with his bank and they told him his mortgage had not been transferred. Well today in his mail he got another letter. It states that his United Mortgage loan was sold to them. Well his loan is for his Mortgage is not with them either it is with a bank. What is this?
      Is this a scam What should he do?

        He must confirm the transfer is real….until then keep sending his payment to the original lender. There are scams out there centered on bogus lender transfer letters.

      I am looking for an Attorney for help correct all the extra principle payments over the past 9 years made since GreenTree will not help us at all, I have made many principle payments and for some reason the balance does not change?
      After calling them numerous times about my principle payments and why are they not being applied, they told me that since the payments are opened thru a machine and not opened manually the monthly overage payments will not be recognized. We phoned again and spoke to another Greentree CS Rep said they are unable to go more than 1 month back to fix principle payments which to me is laziness.
      When I first starting making payments it was recommended thru Green tree Customer Service to pay monthly payments by phone which included a fee for using the service which we did for many months until finally made payments thru my banks Net pay.
      I have months where the balance does not change, but I know that my balance is allot lower than they have it listed as.
      I wonder if there is a way for Greentree customers to file something against the company with the help of an Attorney to force them to look at all accounts and be ordered to fix them?
      My husband and myself are looking to sell our home, but until this mess is fixed there is not much I can do.
      Any ideas?

        How about a campaign of all Green Tree servicing clients reporting their atrocious behavior their respective State Attorney Generals Office? Combine that with a campaign to the Federal Attorney General and HUD…and you’ve covered all the bases and maybe build some momentum toward a government lawsuit.

        Just a few thoughts…what do you think?
