Green Tree Servicing LLC, parent company, GTCS Holdings LLC, is a mortgage servicer of residential and manufactured housing mortgage loans for their own lending division as well as a subservicer for other mortgage lenders.

It was announced in a recent press release that Green Tree would be bought out by Walter Investment Management Corp. for the purported price of $1.065 billion.
Walter Investment Management Corp owns Walter Mortgage Company which is a servicing company.
In the press release, Mark J. O'Brien, Walter Investment's Chairman and Chief Executive Officer said:
“We believe that with the acquisition of Green Tree, Walter Investment will be uniquely positioned to capture a significant share of the growing specialty mortgage services sector,”.
The acquisition was fund partly by stock, taking over debt, and new capital provided by Credit Suisse and Royal Bank of Scotland.
Hopefully once this deal closes (the board has approved) which it is expected too, the services of the company can be improved.

I was working with GTM on a refinance as they were going to beat a rate from a competitor. I sent all information to them. Process was quick. I was assured that we could close very quickly in a matter of weeks if I gave Green tree mortgage permission to check my credit. I have excellent credit, no debt and make over 150k.
GTM failed to collect vital information from me about my condo. After having an appraisal, paperwork and all my financial details disclosed to them they informed me that my loan was denied by Provident Bank. I wasted my time and effort with them. To add to my frustration I put 8k to my existing loan principal so I would not have to pay anything at closing.
I really wish I would have gone with the first company I was working with. Now I am going to have to have my credit checked for the third time if I decide to refinance and come up with closing money.
Another issue I have since my mortgage was transferred to Green Tree for servicing is that their statements have collection notices on them, even though I am not and never have been behind on any payments.
I first called them about this and the girl I spoke with said her mother had had a mortgage with Green Tree and her statements always had the collection notices on them. I then e-mailed their customer service and about a month later I received a letter from them stating that they are required by federal law to put the notices on the statements because they are collecting a debt, but that they are working on putting the notices on the back of the statements instead of the front of the statements.
This is totally incorrect. They are not collecting a debt, they are servicing a mortgage, there is a difference. Apparently, their legal department needs to do a little more research on when you are required to put collection notices on correspondence. If Green Tree’s reasoning were true then all mortgage statements and credit card statement would be required to have collection notices on them. I understand that Green Tree also acts as a collection agency on past due mortgages, but they need to differentiate between the past due and current accounts.
